Ancillary Services
Supporting every transaction with the services that matter most
In addition to core title and escrow services, we assist clients in streamlining transactions by coordinating access to select third-party service providers and professionals. These services are identified based on our experience with common client needs and those that, if not engaged early, may delay closing or impede a transaction from reaching the finish line.

Through our agreement with a nationally recognized third-party Qualified Intermediary, we provide a streamlined, coordinated approach to 1031 tax-deferred exchanges. This platform aligns our transaction-level involvement with a patented 1031 exchange workflow technology, and the exchange facilitation capabilities of one of the nation’s leading Qualified Intermediaries.

Due DiligencE Coordination

Many clients—particularly private fund and investment managers - require enhanced diligence on transaction counterparties to support investor requirements, internal fund documentation, regulatory compliance, and overall risk management. Through national third-party vendors, we assist clients in obtaining Know Your Client (“KYC”) and Anti-Money Laundering (“AML”) searches.

While Praxis Title & Escrow does not provide legal services, we assist clients in coordinating document preparation through a network of affiliated and non-affiliated third-party attorneys, including, but not limited to, deeds, assignments, and related transaction documents.

Cost segregation studies are most commonly utilized for specialty asset types such as car washes, gas stations, self-storage facilities, manufacturing facilities, marinas, and similar assets. Through our relationship with a national cost segregation provider, we assist clients in expediting these studies by coordinating introductions between the provider and the client’s accounting and tax advisors.
